Most people who walk into our Sector 48 office are choosing between the same two roads. The office is a few minutes’ drive from Vatika Chowk, where Sohna Road meets Golf Course Extension Road, so we end up showing homes on both in the same afternoon. They have usually been told that Golf Course Extension Road is “premium” and Sohna Road is “value”, and they want to know whether the extra Rs 20,000 a month, or the extra crore, actually buys anything they will notice.
The two corridors meet at Vatika Chowk and share schools, hospitals and markets, so the choice is less about location and more about building age, budget and where your office is. The confusion comes from portals that lump both roads, and the whole of Sohna town, under one label.
This guide sets out what each road is, the real price and rent gap, how the commute works, what daily life looks like, and which societies to start with. It ends with a worked example and a one-week shortlisting plan.
Sohna Road on property portals means two very different places. The Gurugram stretch runs from Subhash Chowk to Vatika Chowk and Badshahpur and covers Sectors 47, 48, 49 and 50. This is where Vipul Greens, Central Park Resorts, Vatika City, Orchid Petals, Uppal Southend and Bestech Park View sit. It has been lived in for fifteen to twenty years. Sohna town, 20 to 25 km further south, is where newer and cheaper projects by Signature Global, ROF and others are coming up at Rs 4,000 to 10,000 per sq ft. That is a separate decision with a separate commute, and this article does not cover it.
Golf Course Extension Road is the first part of the Southern Peripheral Road, or SPR. It begins at Ghata, where Golf Course Road ends near Sector 55-56, and runs about 6 to 8 km to Vatika Chowk on Sohna Road, past Sectors 58 to 67. Beyond Vatika Chowk the same road continues as SPR through Sectors 68 to 75 to NH-48 at Kherki Daula. Portals often file those SPR sectors under Golf Course Extension Road as well. They are newer, cheaper and still filling in, so when you see a price for “Golf Course Extension Road” check which side of Vatika Chowk it is on.
Between the two price bands, rather than on either road, sit two pockets. Sector 49 is on Sohna Road but closest to Vatika Chowk, and Sector 67A starts at Vatika Chowk and is reached from both roads.
A note on the numbers first. Every price and rent in this article is an asking-price range. The bands come from the MagicBricks and 99acres locality pages for the two roads, dated between December 2025 and October 2026, checked against our own listings in October 2026 and then rounded and widened. The research sheet above this article lists each page and its date. Asking prices are where a negotiation starts, not where it closes, so treat these as the top of the band rather than the middle.
On that basis, apartments on Golf Course Extension Road, Sectors 58 to 67, are listed at roughly Rs 13,000 to 24,000 per sq ft; MagicBricks put the 2025 average at about Rs 18,000. On the Gurugram stretch of Sohna Road the band is roughly Rs 10,000 to 16,000, with the MagicBricks average at about Rs 11,800 in July 2026. A 3 BHK of about 1,800 sq ft therefore works out to Rs 1.8 to 2.9 crore on Sohna Road and Rs 2.4 to 4.3 crore on Golf Course Extension Road, depending on the society, floor and condition. Builder floors on both roads are closer together, around Rs 11,000 to 17,000 per sq ft, which is why many buyers who want the SPR address at a Sohna Road price end up in a floor rather than a tower.
A 3 BHK in a gated society on Sohna Road is asking Rs 45,000 to 75,000 a month, and most sit between Rs 55,000 and 65,000. The MagicBricks average for a furnished 3 BHK on Sohna Road is about Rs 56,000. Two of our own Sohna Road rentals, a 3 BHK at Vipul Greens and a 3 BHK at Uppal Southend, are at Rs 62,000 and Rs 65,000.
On Golf Course Extension Road a 3 BHK asks Rs 60,000 to 1,20,000. The portals disagree on the middle: 99acres puts the average 3 BHK at about Rs 74,000, while the MagicBricks furnished average is close to Rs 1,20,000, because the large flats in Sectors 62 to 66 pull it up. A like-for-like example is a 3 BHK of 2,125 sq ft at Emaar Palm Drive listed at Rs 70,000 in February 2026, which is roughly what a slightly smaller 3 BHK at Vipul Greens asks. For a 2 BHK, our Emaar Digi Homes flat on Golf Course Extension Road is at Rs 75,000, about what a 3 BHK fetches on Sohna Road; that is the clearest way to see the gap. Treat all of these as ranges to start a conversation, not quotes; rents move by tower, floor, furnishing and month.
Sohna Road’s old reputation for traffic came from the stretch between Rajiv Chowk and Badshahpur. The elevated corridor from Subhash Chowk to beyond Badshahpur opened in July 2022 and now carries most of the through-traffic, which has eased the surface road considerably. It has not removed peak-hour queues at Subhash Chowk, Vatika Chowk and the Rajiv Chowk approach, and your experience will depend on which gate of which society you leave from. Outside peak hours, Sector 48 to NH-48 at Rajiv Chowk is typically around ten minutes; in the morning peak, budget more. The elevated road links onward to the Delhi–Mumbai Expressway.
Golf Course Extension Road is wider, newer and has fewer signals. It joins Golf Course Road at one end and Sohna Road at Vatika Chowk at the other, so Cyber City, Golf Course Road offices and the airport can be reached without using NH-48 for most of the way. It has its own slow points, notably the Sector 55-56 end in the morning and the stretch past Sector 65 in the evening.
Neither road has a metro station on it. The nearest is Sector 55-56 on the Rapid Metro, at the Ghata end of Golf Course Extension Road: a 15 to 20 minute auto ride from most Sohna Road societies and shorter from Sectors 58 to 62. A 35 km metro corridor from Sector 56 to Panchgaon was reported to be in the final stage of approval in October 2026. Its exact alignment has not been published officially and there is no construction date, so do not build a decision on it.
Sohna Road is finished. The societies have mature trees, the markets in Sectors 47 to 50 have been running for years, and offices such as Spaze iTech Park and Global Foyer mean many people live and work within two kilometres. Medanta at Sector 38 and Artemis at Sector 51 are both within fifteen minutes. The trade-off is age: lifts, facades and parking in some older societies show their years, so look at the maintenance record before the floor plan.
Golf Course Extension Road is newer and looks it. Emaar Palm Drive, Ireo Victory Valley, M3M Golf Estate and Tata Primanti have larger clubhouses, bigger flats and more parking. Retail is in malls and high streets rather than old markets. The trade-off is that the SPR sectors beyond Vatika Chowk, 68 onwards, are still under construction, so you may live next to a site for a few years.

Choose Sohna Road and you accept older buildings, smaller clubhouses and the occasional lift that needs replacing. You gain a lower entry price, a settled neighbourhood and everything within walking distance.
Choose Golf Course Extension Road and you accept a higher price for the same floor area, higher maintenance charges in the newer towers, and some construction noise at the far end. You gain newer buildings, larger common areas and a faster drive to Golf Course Road and Cyber City.
at Rs 12,000 per sq ft: about Rs 2.16 crore. Rent for the same flat: around Rs 65,000 a month.
at Rs 18,000 per sq ft: about Rs 3.24 crore. Rent: around Rs 90,000 a month.
The purchase gap is roughly Rs 1.08 crore before registration costs. The rent gap is Rs 25,000 a month, or Rs 3 lakh a year. If your office is on Sohna Road or along NH-48, that money buys you little or nothing in commute. If it is on Golf Course Road or in Cyber City, it can buy you a noticeably shorter and more predictable drive, though how much depends on your society’s gate and the hour you leave. Test the route yourself before you decide; for most tenants that one drive settles it.
Less than it was. The elevated corridor has moved most through-traffic off the surface road. Peak-hour congestion remains at Subhash Chowk, Vatika Chowk and towards Rajiv Chowk, and some societies sit closer to those junctions than others. Drive it once at your own commute time.
Both corridors have several established CBSE and international schools within 10 to 15 minutes. The difference is small; check the specific school’s bus route to your society before deciding.
Golf Course Extension Road commands higher prices and draws buyers from across Gurugram. Sohna Road has a steadier, more local buyer pool and a lower entry price. Neither is a poor choice; the difference is the budget you start with.
