Ownership

Sale deed or conveyance deed. Builder-buyer agreement and allotment letter if bought from a developer. Earlier chain of title for resale.

Dues and approvals

Society NOC and maintenance receipts. Property tax receipts. Latest electricity and water bills. Occupancy certificate.

Loan and encumbrance

Bank NOC or loan statement if a home loan is running. Any pending litigation, disclosed up front.

Identity and tax

PAN and Aadhaar of all owners. For sale value above 50 lakh, buyer deducts 1 percent TDS. NRI owners: we guide on 15CA/CB.

Is the valuation really free?

Yes. No fee, no condition to list with us. About a third of the owners we speak to decide to hold or rent. That is fine.

Do I have to sign an exclusive agreement?

No. We ask for a short mandate only when we start spending on photography and marketing, and you can end it with notice.

Can you sell with a running loan or a tenant in place?

Yes to both. Loan closure is coordinated with the buyer’s payment. Tenanted flats can be sold with notice, or to an investor who wants the tenant.

I live outside Gurugram. Does that work?

Yes. Visits, offers and paperwork happen here; you approve on call or WhatsApp. For NRI owners we also guide on TDS and repatriation.

How long does it take?
